LTHW Pipework repairs / replacement

Further to the letter previously issued by Savills in September 2020 which summarised a small number of issues being experienced in the building, in particular regarding leaks occurring from the LTHW pipework within the ceiling voids. Since this time, NFUM have chosen to take proactive steps to remedy the issue and are currently tendering those remedial works deemed necessary. A summary of the constituent components of the required works is as follows:

Scope of Work

The scope of works shall generally include the complete supply, installation, connection, testing and commissioning and setting to works of the whole of the Mechanical & BMS Services in relation to the replacement of existing LTHW thin wall carbon steel pipework connected to Fan Coil Units, with new copper pipework and replacement valves.

Undertaking the works will involve carefully removing/reinstating suspended ceilings as required to access pipework. During the short period of these works, there may be a need to provide temporary heating and this will be reviewed and considered as appropriate.

Timescales

Contract works are currently programmed to potentially commence on Monday 6th September 2021. The exact sequencing and more specific timescales relative to your demise will be discussed and agreed with you in due course.

Methodology

All works will be undertaken ‘out of hours’ to ensure that they do not impact or affect day-to-day business operation for you, which will include cleaning all working areas at the end of each working shift. At this stage, working hours are likely to be between 6pm – 6am Mon-Fri, and possibly during weekends, however this can be tailored to suit any specific requirements you may have.

The exact logistics/methodology for working within your demise will be discussed and agreed with you in due course, however as a minimum, the following will be undertaken:

– Prior to commencing works the contractor will undertake a photographic record of the condition of all areas, and agree this in writing with you before works commence.

– All areas must be fully protected/sheeted to prevent damage and dust migration.

– All areas must be left clean and tidy at the end of each working shift, to your full satisfaction. The contractor/site foreman will be required to meet with you at the start and end of each night/working shift to ensure you are happy with the condition of your demise/office prior to handover.

– The contractor will liaise with you to agree what pieces of furniture (where necessary) need to be moved to allow works to take place, and by who.

– On completion of the works, the contractor will be required to review the photographic record of condition with you and agree that there has been no damage caused as a consequence of the works. In the event any damage is caused, this will be made good by the contractor at the contractor’s sole expense.
